Things to Check Before Buying an Apartment

A polished brochure is not a due-diligence file. Before you pay a token for a Bangalore apartment, slow down and check the items below. CORPLAND can help you collect them. The decision stays yours.

Identity of the project

• Legal name of the promoter and the exact phase, not only the marketing name.
• Karnataka RERA registration for that phase, checked on the RERA portal rather than only on a brochure.
• Whether the quoted configuration is carpet, built-up or saleable area. Ask which one the price uses.

Money and timing

• Base price, floor rise, facing charges, GST if the project is under construction, and what the booking amount actually reserves.
• The possession date on the RERA record, and what the agreement says if it slips.
• For a ready project, whether the unit is still with the developer or is a resale.

The visit

Walk the approach road, the tower you are being offered, and a finished unit if one exists. Ask to see the sanction plan reference and the latest price sheet. If a salesperson cannot match the RERA number to the wing, pause.
