New Launch vs Ready-to-Move Property

What changes between a new launch, an under-construction home and a ready-to-move Bangalore property.

These are three different purchases. A new launch is mostly a plan, a price sheet and a construction timeline. An under-construction home has a site you can walk, but not always a finished flat. A ready-to-move home can be seen, but in Bangalore it is often a resale even when the project name is famous.

New launch

You may get an earlier price and a choice of floors. You also take construction and timeline risk. Read the RERA possession date and ask what has actually started on site. ‘Pre-launch’ prices that are not on a RERA record should be treated as marketing until they are documented.

Under construction

You can judge progress, but the price is rarely the launch price. GST generally applies to under-construction residential purchases. Confirm the stage, the pending payment plan and the possession month for your wing, not the project’s first tower.

Ready to move

You can inspect finishes, light and the actual approach. You should still ask for the occupancy status, the seller’s title and whether any unit is available at all. A project marked ready on this website is not a promise of unsold inventory.
